Syria’s Public Housing Authority signed an amended agreement with Emaar Properties and the Overseas Investment Group to move forward with the “Eighth Gate” project in the Yafour area outside Damascus. The signing took place at the Ministry of Public Works and Housing, attended by Minister Mustafa Abdurazaq.
The updated contract marks a renewed step in a project officials describe as one of the country’s most significant modern real estate developments. It reflects ongoing cooperation between Syrian authorities and UAE-based firms in the housing and investment sectors.
Large-Scale Mixed-Use Development
According to the ministry, the project spans about 300,000 square meters and combines residential, commercial and service facilities within a planned urban environment. A central feature includes a commercial complex covering over 200,000 square meters.
Plans call for over 250 retail outlets representing local and international brands, along with entertainment venues, restaurants and parking capacity for 2,300 vehicles. Officials say the design aims to create a self-contained destination integrating business and leisure.
Housing, Hotels and Office Space
The development also includes residential and hospitality components, with a total built-up area of about 196,000 square meters. The project is expected to feature around 600 residential and serviced apartments, as well as a hotel with 200 rooms designed to meet five-star standards.
In addition, office buildings of varying sizes will be available to accommodate both local and international companies. The ministry said these spaces are intended to support business activity while contributing to broader economic development in the area.
The site lies roughly 15 to 20 minutes from central Damascus, with access to major roads. Officials say this location offers a balance between quieter suburban surroundings and proximity to the capital.
Infrastructure and Investment Outlook
The project includes plans for integrated infrastructure, such as security systems, maintenance services, electricity and telecommunications networks. Internet connectivity and on-site management services are also part of the design, aimed at supporting long-term residential and commercial use.
The Overseas Investment Group, based in the UAE, focuses on real estate development across the Middle East. Emaar Properties is known globally for large-scale urban projects and landmark developments. Officials say the Eighth Gate project is positioned as a key investment initiative in the Damascus area, with the potential to attract business activity and provide modern housing options.
